Inventory the differences before assigning premiums
List each difference once before deciding how it affects rent. This helps prevent the same feature from being counted in both the bedroom-size baseline and a separate adjustment.
- Bedroom area: measure private bedrooms in the same unit and use them as the baseline only when size matters.
- Bathroom access: note full or half bath and whether access is actually private.
- Other private features: list parking, storage, light, view, privacy, noise, or awkward layout separately.
- Occupancy and shared space: record people count only when the group wants part of rent to reflect shared-space use.
Work through one uneven-room scenario
Suppose Room A is larger and has a private full bath, while Room B is smaller and has extra storage. One person uses each room.
- Use bedroom area for the baseline room split.
- Keep the private full bath as its own visible assumption rather than increasing Room A's measured area.
- Add storage only if the group agrees it creates value not already reflected in the room-size baseline.
- Leave people-based shared-space treatment off because each room has one occupant.
- Enter the agreed assumptions in the calculator and review each adjustment before accepting the result.
Check each adjustment for double counting
A larger room should not receive another size premium after square footage already handles the difference. The same rule applies to features bundled into a broader room premium: name each adjustment once, keep it visible, and remove it if the baseline already captures the value.
Review assumptions before the final amount
The goal is not to prove one fixed answer. It is to show which room differences were included, which were left out, and how those choices lead to a result the group can review or revise.
