Private Bathroom Rent Premium Guide

A private bathroom can add value to a room, but the premium works best when it is visible, adjustable, and separate from bedroom size.

Start with the room split

First decide how the bedrooms are being valued. A room-size split can handle bedroom area, while the bathroom premium can stay as a separate adjustment.

Full bath and half bath are different assumptions

A private full bath usually adds more value than a private half bath because it includes bathing or shower access. A half bath can still be useful, but the agreed premium may be lower.

Reduce the premium if access is not truly private

If guests, other roommates, or common-area traffic regularly use the bathroom, the premium may need to be lower. The key is to name that assumption directly.
